Cannes sits on a bay closed to the west by the hill of Le Suquet and to the east by Pointe Croisette, with the hills of La Californie and La Croix des Gardes behind. Cannes is best understood district by district, and prices vary widely from one hill to the next.

The district average runs from €9,446 at La Croix des Gardes to €26,665 on La Croisette and €27,173 at Pointe Croisette, with La Californie around €17,500 and Le Suquet around €19,000. These are our listings, not the whole market, but they give the order of magnitude.
La Croisette and Pointe Croisette hold the most expensive apartments in town, in the buildings along the promenade and the apartment blocks at Palm Beach, facing the sea and the Lérins islands. This is where buyers look for a sea-view apartment in Cannes with a terrace, a few minutes’ walk from the Palais des Festivals.
La Californie, on the hill to the east of Cannes, is the district of villas with swimming pools and large sea-view apartments, in grounds planted with pines and palms. La Basse Californie and Montfleury have the same calm a little closer to the centre.
La Croix des Gardes, to the west, is the hill where the first English villas of Cannes were built. Today it has 1960s apartment blocks set in gardens, with views over the bay from the upper floors, and the lowest prices per square metre in town. Townhouses with gardens, rare in Cannes, are found at Le Petit Juas and Oxford.
Le Suquet, the old town above the Vieux Port, draws those after old stone, the harbour and properties to renovate. The town centre, between rue d’Antibes and boulevard Carnot, is the choice of those who want everything within walking distance.
Three kinds of buyer meet in Cannes: year-round residents who want to be within walking distance of the centre, families looking for a quiet house, and overseas buyers taking a pied-à-terre for the Film Festival, MIPIM and the summer. Parking and a terrace are the two things buyers ask for most.
