As of 11 September 2026 our portfolio holds 92 houses and villas in 28 communes, from €420,000 to €15 million, 56 of them with a swimming pool and 25 with a sea view; this page shows 66 of them, the rest sell without a public listing. The median price of our villas is €10,500 per square metre.

Where the houses and villas for sale are

Along the coast, villas cluster in three areas. Cannes and its hills, La Californie, La Croix des Gardes and Super Cannes, with Le Cannet, Vallauris and Théoule-sur-Mer: villas with pools and sea views, from €1 million to €7 million. Roquebrune-Cap-Martin and the communes around Monaco, Menton, Èze, Beausoleil, La Turbie, for those who work in the Principality: villas from €800,000 to €15 million on Cap Martin. Mougins, Mouans-Sartoux, Valbonne, Opio, Roquefort-les-Pins, Saint-Paul-de-Vence and Biot, in the hills: family houses on large flat plots, from €1.3 to €6 million, with larger plots and a lower price per square metre than on the seafront.

What to look at in a villa on the French Riviera

Aspect and view first, sea or hills. Then the plot, flat or terraced, and what it allows: a pool, a pool house, an extension. Access, because a villa ten minutes from everything does not sell in the same way as a villa at the end of a lane. And condition, since many of the villas on the coast are over thirty years old: every listing sets out what has been renovated and what has not.
