Roquebrune-Cap-Martin covers the few kilometres of coast between Monaco and Menton. The town reads on three levels. The seafront first, with the beaches of Carnolès and Golfe Bleu. Then the Cap Martin peninsula, covered in pines and properties facing the Mediterranean, along which runs the Le Corbusier coastal path. And finally the medieval village, three hundred metres above the sea, around one of the oldest keeps in France.

We currently follow twenty-nine properties for sale in the town, from 335,000 euros for an apartment to several million for a seafront property, along with a few villas available as holiday rentals. Sixteen houses and fifteen apartments, which gives a fair picture of the local market.

Carnolès is the liveliest part, with its shops, its station and its beach, a natural extension of Menton. Plateau-du-Cap gathers quiet residences from the sixties and seventies, often with sea views and parking. Golfe Bleu and Cabbé open onto the water and the coastal path. Les Quatre Chemins borders Monaco. The Village appeals to those looking for stone and character rather than a balcony.

Location explains much of the pricing. Monaco is ten minutes away, Menton five, Nice airport half an hour. Many of our buyers work in the Principality and look here for the space and quiet they cannot find there, without changing their way of life.
