Nice is the only large city on the coast: an international airport, a harbour, a university, and residential hills looking down on it. Mont Boron and Gairaut hold the villas and the views; Cimiez keeps the Belle Époque buildings; the Carré d’Or and Vieux-Nice hold the centre, the Promenade des Anglais holds the bay. Monaco is half an hour away, Cannes three quarters of an hour.
As of 13 September 2026 we have nothing for sale in Nice itself. We let three villas there on annual leases, from €13,700 to €23,000 a month, among them a Belle Époque house with five suites and a 300 m² villa in Gairaut. Our long lets are on their own page.
Our portfolio starts at the eastern edge of the city: Villefranche-sur-Mer, Beaulieu, Èze and Saint-Jean-Cap-Ferrat, a quarter of an hour from the Carré d’Or for Villefranche, half an hour for Èze, where a sea view and a garden remain within reach.
